An Electrical Safety Check provides peace of mind and security for you and your property.
It is recommended that an Electrical Installation Condition Report or EIRC for short is completed every 10 years for homeowners. For landlords, an EIRC is a legal requirement and must be performed every 5 years and at a change of tenancy.

What happens during an Electrical Safety Check?
An EICR is an in-depth electrical safety check and will usually take at least 4 hours to complete. A large property or an older home may require a longer inspection.
During the electrical safety check your electrician will be looking at various areas. Before they begin, they will speak to you to find out if you have had any previous issues or have any specific concerns. They will also ask about the age of the electrics in your home. Your electrician will then test all power sockets, lighting, fittings and fixings to ensure they are safe. They will also thoroughly examine and test your fuse board. These checks will help them to identify any faults, hazards or possible overloads on your circuits. Finally, they will prepare the Electrical Installation Condition Report itself and explain their findings to you. Your electrician will advise you of any remedial work the electrical safety check has highlighted and will be able to supply an estimate for the works.
Landlord Electrical Safety Check
Landlords have more stringent legal requirements when it comes to electrical safety than homeowners. A landlord is required to have an EIRC carried out by a competent and qualified electrician every 5 years or at a change of tenancy. A copy of an up to date EIRC must be provided to your tenants. Failure to do so can result in a hefty fine. As an EIRC does not cover electrical appliances that are not fixed installations, you may wish to consider having the electrical safety of these items tested separately. This is known as Portable Appliance Testing (PAT) and adds an extra level of electrical safety to your property. Safe Check Electrical can provide landlords with both EIRC and PAT testing services to help keep your tenants and your property safe.
