A Landlords Electrical Responsibility: 

 New regulations for landlords were introduced in June 2020. They require the electrical installations in a rented property to be inspected by a qualified and competent person – a registered landlord electrician, at least every 5 years. These changes provide clear guidance for landlords and help to make the sector safer. This inspection is known as an Electrical Installation Condition Report, or EICR for short. Supply a copy of the EICR to your tenant within 28 days of the landlord electrician completing the inspection.

Retain a copy of the EICR until the next inspection and supply a copy to the landlord electrician carrying out the next inspection. 

Supply a copy of the most recent report to any new tenant before that tenant occupies those premises; and any prospective tenant within 28 days of receiving a request in writing.  

What Does an EICR Show? 

After the landlord electrician has finished their inspection and assessed the safety of the electrical installation in your Milton Keynes property, they will issue their report. The EICR report will detail any observations the electrician has made and list these as either satisfactory or unsatisfactory. Codes will indicate the urgency with which action is required. 

Unsatisfactory Codes are: 

C1 – Danger present, risk of injury, immediate remedial action required

FI – Further investigation required

A Satisfactory Code is: 

C3 – Improvement recommended 

This means that an area inspected is safe but may require action later and it may not meet current standards. 

Your landlord electrician will explain their findings and explain what steps are needed to rectify any issues. They will also provide you with a quote or estimate for the works. If any remedial work is required, this will need to take place within 28 days.

A landlord must employ a qualified and competent person to perform a EICR inspection. In practice, this means a registered landlord electrician who is approved to perform inspection and testing.
